Figures 3-18a and 3-18b are a typical pair of pictures used in community preference surveys. The first shows the newly constructed suburban homes with only a few immature plantings. The second shows urban houses on a tree-lined street where some of the trees are sixty years old. The majority of people prefer the urban house with the trees to the new home with none, even though the new home has a larger lot. This type of survey, promoted by the New Urbanists, is essentially dishonest because vegetation and character are both varied. The trees are critical to character and quality. It is important to seek to limit the variables so that the deciding factor is either character or landscaping.
